Insurance Inspections

Wind Inspection

Roof Inspection

Four Point Inspection

Pre-Purchase Inspection

Balcony Inspection

Our Inspectors complete Balcony Inspections that comply with State requirement DBPR-HR-7020 "Division of Hotels and Restaurants Certificate of Balcony Inspection.

This is required for all public lodging establishments, including hotels, apartments, and condos, that are three or more stories in height. Our report will suffice this requirement.

Specialty Inspections

Mold Assessment (Testing)

You will deal directly with a licensed, certified mold assessor. Our consultant will conduct a detailed investigation to determine the origin, location and extent of fungal amplification in your home or business. Whether a project requires destructive testing, sampling, or just a detailed visual evaluation, we take, we take pride in leaving no stone unturned.

The results will take 2-3 business days. You will receive a unique, detailed remediation plan to give you and your contractor a guide to fast and responsible removal. Each protocol includes a written instructions outlining a critical path project completion as well a photos of the damage, interior, exterior, roof, attic and AC ducts with moisture meter and infrared.

Builder's Warranty Inspection

A builder’s warranty inspection is a thorough inspection of your newly constructed home that you order before the warranty expires. Most builders provide a 12-month warranty that covers defects with workmanship and materials. Anything that is discovered or goes wrong after the warranty period becomes the responsibility of the homeowner.

Sewer Scope Video Inspections

Our technician will insert a mini video camera into the sewer line through the cleanout, which may be located in the basement, crawlspace, or outside where the sewer line exits the home. If no obstructions are encountered, we will inspect from the cleanout to the city main. If problems are found, we can accurately pinpoint and mark the trouble area on the ground surface. Common issues include root intrusion, holes, pooling, cracks, and pipe separation. Even if the sewer line is currently functioning, undetected problems may lead to future backups and unexpected emergency repairs or replacements.

Seawall Inspections

A detailed report with photographic evidence of any deficiencies that were found in your property's seawall.

We offer two types of seawall inspections. The more affordable option is a visual inspection of the exterior portions of the seawall. For an upgraded price we do have a professional scuba diver that will verify the structure integrity of the seawall underwater.

Infrared Camera Inspection

An infrared inspection can identify and document moisture intrusion, energy loss, and even unexpected hot spots.

IR camera can detect: Heat loss and air infiltration in walls, ceilings, floors, windows and doors; Damaged and/or malfunctioning radiant heating systems; Air-conditioner compressor leaks; Under-fastening and/or missing framing members, and other structural defects that can lead to energy loss; and broken seals in double-paned windows.

IR camera can locate: Plumbing leaks; Hidden roof leaks before they cause serious damage; Missing, damaged and/or wet insulation; Water and moisture intrusion around penetrations and at the foundation and building envelope that could lead to structural damage and mold.

Radon Testing

Our radon gas testing service offers two types of indoor air testing options that monitor and accurately detect the radon level in your home. We begin with a radon system inspection, and once we determine the severity of radon gas levels, we can walk you through the process of what it will take to properly mitigate your home, reducing the dangers of radon gas.

Engineering Foundation Inspections (HRES)

HRES Inspections are required for Mobile Homes to locate tie downs and proprietary systems.

40 Year Re-Certification

The 40-Year Certification is required for buildings 40 years or older that are located in Broward and Miami-Dade Counties. An inspection and recertification are repeated every 10 years following the building’s 40th year anniversary.

Water Testing

Coli and fecal coliform bacteria can contaminate water by human and animal wastes. Some bacteria may not typically be harmful but some may cause short-term health problems. It’s important to get your water tested for bacteria to ensure the optimal health of your family.

Lead Based Paint Testing

If your home was built prior to 1978, it is likely that there could be lead-based paint present in your house. To ensure the safety of you and your family, it is important to get a lead inspection done as soon as possible. The EPA recommends scheduling an initial Lead Risk Assessment for home owners.

Chinese Drywall Testing

During the mid-2000s building boom, the U.S. faced a drywall shortage, exacerbated by hurricanes in Florida and other states. To address this, importers brought in millions of pounds of drywall from China, despite inadequate quality control. Now, homeowners in Florida are dealing with sulfur gas emissions from this drywall, which can corrode copper wiring, damage cooling systems, blacken plumbing fixtures, and potentially cause health issues.

Post Claim Inspection

An evaluation of the damage you experienced after filing an insurance claim. It is usually conducted within 48 hours of filing a claim. If you have filed a claim in the past, your insurance company may require visual proof from a licensed home inspector to show that all repairs were completed. For smaller claims, the insurer might not require an inspection.
