Over 10 Years in business and with a Surveying Engineering Degree as a Certified Home Inspector I decided to merge inspections and surveys together to create the ultimate experience for all of those purchasing a property. When will my report be ready?
All inspection reports are ready next day unless the inspection is completed on Saturday then it will be ready for Monday
How can I make a payment?
As of our new policy we have gone Cashless & Paperless! We no longer accept cash or checks. Feel free to pay with Zelle (305) 484-5348 Apex Corporations LLC, or a card but please note there is a small service fee with a card of 3.5%.
Does somebody need to be present at the time of the inspection?
Yes, someone over the age of 18 must be present to sign the agreement of inspection and provide access to the electrical panels, HVAC system, attic, and all bathrooms and kitchen area.
Are there any requirements I have to do for the inspector during the inspection?
Utilities must be on meaning there must be water and electricity in the property. If the property has an attic we need access and no obstructions. Also electrical panel doors must be accessible meaning we must be able to remove the door.
How long do the inspections take?
Wind Mitigations and Four Points take roughly about 30 to 45 minutes to complete. A Full Inspection may vary depending on the size of the home but no more than three hours.
If I have an area on my inspection unsatisfactory and I repair it what are the next steps?
In order to save money we highly recommend taking a photo of the repairs and send them to us so we can update the report at no cost. If you prefer for us to go out to the property it will be a fee anywhere between $75-$125.
Which inspections does my property need for insurance?
We recommend asking your agent which inspection report you need but if your home is older than 10 years you most likely will need both the Wind Mitigation and the Four Point. If your home is new you will only need the Wind Mitigation.
How long do my inspections last?
A Wind Mitigation inspection last 3 years and the Four Point Inspection last only 1 year.
If I’m purchasing what inspection do I need?
The requirements for purchasing are the Wind Mitigation and Four Point Inspections but when you’re purchasing we do ask for you to perform the Full Inspection so you can negotiate with the seller and know what items are unsatisfactory. The Wind mitigation and Four Point Inspection are free when you perform a full inspection as its a package deal.
What is a mold assessment / test?
The inspector collects samples using an air quality cassette to verify if theres any mold in the air throughout the property or we directly swab the area of contamination with a swab. Samples then get shipped directly to a certified lab for testing. Process takes 48 hours to receive the results from inspection date.
